Douro delight
For sale: a little piece of paradise.
Right alongside the River Douro, this 7 bedroom former shop and café has amazing views and huge potential to create a lucrative catering business or outdoor activity centre. It’s right opposite the small Aregos railway station, direct trains from Porto (1hr 50min) and the port wine region of Régua (20min) and Pinhão (1hr 30min).
Aregos is a hamlet, and the road in front of the house is a cul-de-sac, with a café at the end, 100m away.
Built around 1870 and contemporary with the railway station, the property consists of the main house, with living rooms on first floor except kitchen and dining room on ground floor. There are 7 bedrooms, bathroom and shower room, hall with small balcony and drawing room. There’s broadband internet and satellite TV. Heating consists of two efficient wood-burning stoves, while cooking is on (refillable) bottled gas.
The ground-floor rooms consist of the kitchen, former café (now dining room); general store with most shop fittings still intact; armazem with wine treading bath and access for small vehicle; wood/materials store (formerly bunk house room). Across the yard there’s also a former pig shed with bedroom (or garage) above, and an adjacent tool-shed and workshop with potential to create a terrace on the roof.
The curtilage extends 50m either side of the house, and the land rises steeply upward behind the house in the form of at least 7 terraces, each the width of a tennis court and 100m long. Olives, oranges and persimmon trees abound and fruit prolifically, and vegetables also flourish.
Mains water is plumbed in, with separate borehole and cistern systems operational, plus potential to extract river water for irrigation. At the top terrace a natural spring feeds another cistern, and hypothetically could fill a pool.
Local amenities in the immediate vicinity include a broad quay and slope for dinghy and kayak launching, swimming, fishing, and a ferry plies across the river to Caldas d’Aregos marina where there are bars and spa. There’s a new hotel 500m up the hill: The Douro Palace, where non-residents are welcome in bar, restaurant and spa. A half-day river trip from Regua to Porto is a fascinating and spectacular journey, via the deepest lock in Europe.
Vans deliver fresh bread daily, and fish and veg twice a week. Post is collected and delivered daily. Nearest shops are a 5-minute dive or 30-minute walk up the mule-tracks.
Access from the UK: direct Ryanair and TAP flights from Stansted and Gatwick to Oporto, then metro into Porto city centre, then mainline train to Aregos. Simple! Or Brittany Ferries, overnight sailings from Portsmouth or Plymouth to Santander, then 6-hour drive to Aregos. So fun!
This is a stunning house that’s habitable immediately on a permanent basis or as a holiday home, and it has the capacity to be turned into a bijou hotel, B&B, café and restaurant. Local landscape features, including on-site terraces, the river, tracks and mountain trails, are ideal settings for an outdoor activity centre.
Price: £299,950 negotiable.
