This is a 3 bedroom townhouse located on the beach - ideal for a quiet relaxing holiday home and also to generate a regular rental income.

The lounge area has a wood-burner fire and electric radiator. There are air-conditioner / heater units in the lounge, main and second bedrooms but they have not been used for some time and need servicing.

There are 2 full bathrooms. One bathroom is on the ground floor with large shower, toilet and wash basin. The other is on the first floor with bath, over bath shower / screen, toilet, wash basin and bidet.

The house has a large roof terrace with views of the mountains and also the sea and is just 50 m from the beach (Playa Almadrava) in a quiet residential area - next to a Roman Archaeological site.

There is a small, sunny front terrace which is enclosed and has a lockable front gate providing security for small children and pets etc.

To the back of the house is another small enclosed terrace which is currently used as a utility area with washing and drying facilities.

The house has an alarm system which has been serviced regularly every year. There is an intercom system between the house and the main complex gate.

Beneath the house is a large garage and storage area. This area can be locked separately from the house for the storage of personal possessions, boats, water-sports equipment etc during rental periods - or if included in the rental can increase the desirability of the property.

Access to the underground garage area is via its own gate with remote control key.

The house is situated on a small private complex with a communal swimming pool and well maintained gardens.

Playa Almadrava is a quiet, typically Spanish beach. It is a pebble beach although there are sandy beaches nearby. At evenings and weekends local Spanish families meet on the beach to relax and enjoy dinner and picnics.

The beach is directly next to the complex and is accessible from the gardens via a gate and from the main entrance to the house. Either way this is direct access with no roads to cross.

There are a few restaurants, bars and a small supermarket within a few minutes’ walk of the house. Several of these are situated on the beach and are lovely spots to sit and relax as the sun goes down.

The village of Els Poblets is about 1 km away where there are shops, bars and restaurants. This is an easy, flat walk which takes us a leisurely 20 minutes or so.

The larger bustling down of Denia is about 5 km away where there are many restaurants, bars, shops, market, castle, harbour, banks etc.

The local bus service into Denia runs from the end of the road. It runs every half hour in summer and every hour in winter.

Many of the other properties in the area are lived in by permanent residents of different nationalities.

We have owned this house from new and it is approximately 12 years old. It is in an excellent state of repair.

During July and August this house has rented regularly for £600 or £700 per week, excluding use of the garage. It is currently furnished to a basic level. Increasing the quality of the furnishing, including the garage, and adding satellite TV etc will increase your rental income if desired.

If required the furniture, bed linen and towels can be included at no additional cost.
