This village detached house/cottage is situated on a quiet road in the centre of the small village of Le Ham. Le Ham is about 2km from the N12. Village amenities include a bar/tabac close by and a chambres d'hote on the edge of the village. The thriving village has a mairie, a primary school, a village hall, football pitch and an attractive fishing lake (plan d'eau).

The house comprises a kitchen, lounge with large dining area, a mezzanine balcony, a rectangular landing area which can accommodate a double sofa bed, two main double bedrooms both with fitted wardrobes, one of which has a newly fitted en-suite bathroom. There is newly installed full oil-fired central heating throughout, and a large wood burning stove in the large feature stone fireplace in the lounge.

Entrance to the house is via the back and there are gates to both the drive and terrace area, which stretches across the whole rear of the property. The garden is accessed by decorative stone steps from the terrace and is fully enclosed by hedges and laid to lawn, with mature shrubs and trees. There are two sets of double doors to the rear, both of which open onto the terrace, providing access to the kitchen and the lounge.

The kitchen is French style with tiled worktops and splashbacks and a matching tiled table and four chairs in the middle. There is a large pine dresser for storage and a range of fitted cupboards under the worktop. The microwave, bottle gas cooker, fridge, dishwasher and freezer are included in the sale.

To the rear of the kitchen there is a small utility area with an automatic washing maching (included) leading onto a good sized shower room/wc. The house benefits from being on mains drainage.

The oak-beamed dining room is large, accommodating a table with 6 chairs, a large sideboard and a sofa underneath the window, All this furniture is included in the sale.

The lounge is large, with its stone fireplace and oak beams, and room for 2 huge sofas, 2 display cabinets and a nest of coffee tables. All this furniture is included in the sale. Only the TV and oak coffee table are not included.

Upstairs is accessed by a corner staircase from the lounge and it leads onto a balcony which overlooks downstairs. Off the landing are the two bedrooms and en-suite (which could easily become the bathroom for the entire upstairs by changing the door configuration). There is space on the mezzanine for a double sofa bed, also included.

Both main bedrooms overlook the rear garden and the countryside beyond, and have large velux windows with fitted blinds. There is a further velux overlooking the staircase and lounge.

This house has great potential for further development. Two further bedrooms could be added upstairs by re-configuring the landing and there is ample space for building out from the lounge onto the terrace or adding a conservatory.

The house is neat, tidy, clean and very pretty. You could move in tomorrow as all beds and bedding are included too. We are only parting with it reluctantly as we are starting to feel our age and don't want to relocate to France for family reasons. We have owned it for 14 happy years and have enjoyed joining in the community activities and making friends with French neighbours and British ex-pats and second-homers.

Le Ham is close to the N12, and accessible to the North coast, Brittany, the Loire Valley and Normandy by road and Paris by rail from Laval or Le Mans (both about 40 minutes away). Travel by road is easy from the North Coast ports, Calais (4.5 hours), and by air via Dinard or Paris.
