Fully renovated detached 3 bedroomed house on a 622m2 plot, in a quiet residential area only a few minutes walk to shops & services (supermarket, DIY, pharmacy, bar, restaurants, Post Office, bank, doctors, schools, Mairie, etc.).


At the front of our house an exterior set of concrete steps leads up to the front door at first floor level. This is a wooden front door with an opening, opaque, double glazed window. It opens into an L shaped hall/corridor and has doors off to the following rooms:-

Comment - All three bedrooms are of a compact size and can take a double bed and furniture. We use bedroom 3 as a separate dining room although there is room for a table and chairs in the kitchen and the lounge.



Basement - this is the ground floor level and can be accessed by the internal staircase via a door in the kitchen, from the folding garage doors and by a UPVC back door at garden level. The following is all at this ground floor level.



Cloakroom - 1.1m x 1.1m (3'8"" x 3'8"") with white WC and wash hand basin with mixer taps. Tiled floor and fully tiled walls.



Garage - with power and lights and double, wooden, folding doors. The garage area is 4.4m x 3.2m (14'6" x 10'5") and at the side is an area of 3.7m x 3.4m (12' x 11') which is used for storage. The house was recently re-wired and the fuse box and meter are in the corner.

Cave is a cool room which the French use for wine storage. It has the stop tap and also the hot water tank.



Outside
There is a masonry wall to the front boundary with doorbell and post box by the garden gate. There are also double gates for vehicle access and we have room for 2 or 3 cars at the side as well as hard standing for another car, caravan or motorhome. We have shingle around the house and an outside tap at the back. Beyond the shingle area at the back of the house (which is a great sun trap) there is an archway set into a trellis fence. Through the archway we have a large grassed area with plenty of room to have a swimming pool. There is a laurel hedge on one side and an oak fence on the other and at the rear. In front of this we have a plum and nut tree which are great for shade in the summer.



Construction & insulation
Our house was built in about 1957 and in recent years it was rewired and insulated professionally. Insulation was installed to both the exterior and interior walls at first floor accommodation level and the floors of the lounge and bedrooms were also insulated underneath in the basement. We have also doubled the thickness of the insulation in the loft. We believe all this insulation together with double glazed windows and shutters all help to keep the heating costs down and our house warm.



Heating
Until we bought this house we had never used electricity for heating as we had always thought it would be expensive. This prompted us to read our electric meter each week to monitor consumption. We found that in the coldest week of winter the most we used was 35 euros and in summer it dropped to 5 euros. Remember this is for lighting, power, heating and hot water.



Tax
In France they have taxe d'habitation and taxe fonciere instead of Council Tax and TV licence. We pay 587 euros for the first and 331 euros for the second.



Summary
It's a compact and comfortable home which is affordable to run and maintain, making it suitable for a second home or permanent living. It is well positioned being in a small town, with all shops and services within easy walking distance. It is midway between Poitiers and Limoges, both of which have airports offering cheap flights to the UK. Within a short drive there are many beautiful and interesting towns and villages as well as tourist attractions such as Futuroscope, Valley of the Monkeys, etc.
Lussac-les-Chateaux is a small and pretty town with a square, tourist information, weekly market. It has bars and restaurants as well as supermarkets etc. There is a large fishing lake and there are sign-posted walks around the town and countryside. There are many pretty and interesting towns and villages in all directions.
