Regrettably we have decided to sell our lovingly restored house in the friendly, traditional rural village of Flathiakes in Crete. The house is at the top of the village, up a quiet lane with views over the Messara plain to the mountains. Flathiakes lies between Apesokari and Vassilika Anogia, 20 minutes drive from the south coast. It is 15 minutes drive to the market town of Mires and only 45 minutes from Heraklion airport.

This detached, stone house is over a hundred years old and has many traditional features such as niches, stonework, shutters, fireplaces, and chimneys. The house has great character and has been sympathetically restored.

The house is 165 sq. metres on a plot of 1,625 sq. metres. It would be possible to build another 200 sq. metres. The property has a garden, front and rear terraces, and its own olive grove with 43 olive trees, and fruit trees including orange, lemon, pomegranate, apricot, prickly pear. The entire property is fenced and walled.

On the ground floor there is a sitting room, kitchen and dining/living area, utility room, shower room and a large room currently used as an artist's studio. All rooms on this level have direct access to the garden and to the terraces and have many windows to enjoy the views.

The traditional kitchen has modern appliances and a deep antique marble sink. Off the kitchen there is a utility room with a washing machine and sink and a shower room. The dining/living area has a large stone doorway with stone niches on either side leading to the sitting room. The sitting room has an original, very large stone fireplace, ideal for a woodburning stove. The artist's studio consists of two rooms; a drawing studio and a print studio with an original fireplace in the corner. There is electricity, water, a large sink, and fitted benches around the walls. These two rooms would easily convert to other accommodation such as bedrooms or a separate annexe.

On the upper floor there is a double bedroom, a single bedroom, and a bathroom with shower. The double bedroom has an air conditioner and a large arched window at the end of the room which gives access to the roof of the studio. This could be turned into a lovely terrace with wonderful views across the olive groves to the mountains. There is also a very useful loft space for storage.

The courtyard/garden at the front of the property is enclosed and very private and has a gate leading to the lane. It is attractively paved and pebbled with a large original stone bread oven which could easily be restored for use. There is a small 'water feature' made from stones taken from the old wine press. The garden to the rear with terracing and steps is partially completed and there is a large shaded terrace with a pergola for eating al fresco which leads directly into the kitchen and dining/living area.

The property has all services and telephone connected, a satellite dish, and there is broadband available in the village. Included in the price of the property is a large frost free fridge-freezer, a ceramic hob cooker with hood, both in brushed aluminium finish, a washing machine, an under counter fridge, a satellite dish, and a double bed, all in very good condition.

The village of Flathiakes has a kafenion/post office, a garage and a 'wood' man from whom you can buy lovely olive wood to heat the house in winter. Just 5 minutes up the hill in Vassilika Anogia you will find a mini-market, a butcher, a kafenion and taverna.

We have excellent neighbours who are always very helpful and also speak English. You will be given many gifts by the Cretans who are very generous in sharing what they have, from fresh eggs to wine, grapes, oranges, home dried sultanas and olives. You will never starve!
