A delightful stone house in the heart of Brittany with a low-maintenance garden, the ideal ‘lock up and leave’ holiday home. Already renovated, just in need of refreshing.
This pretty two-bedroom house is situated in a peaceful location on the outskirts of the village of Kergloff, 3 miles from the lovely regional capital town, Carhaix-Plouguer. The port of Roscoff is only 45 miles away. The house was renovated twelve years ago, at which time it was completely rewired and replumbed, a septic tank installed and a new extension built to provide an entrance hall and a bathroom. Both the front and back doors are nine-pane stable doors, ideal for maximising fresh air and sunshine whilst keeping small children or pets safe. The house has a gravelled driveway, for off-road parking.
The ground floor comprises; entrance hall, open-plan living area with kitchen corner and a fireplace at each end (approx 6m x 4.5m), and a large bathroom with shower (approx 2.9m x 2.3m). Upstairs there are two good sized bedrooms (approx 4.5m x 3m and 3.5m x 3m), and a further staircase leads to an attic floor with two small skylight windows which extends the length and width of the house. Height in the attic is restricted due to the slope of the roof, but it does offer scope. Please note that the small landing for the stairs to the attic is accessed only by passing through the smaller bedroom first. There are exposed wooden beams throughout, original wooden strip floors upstairs and high ceilings on the ground and first floor. A couple of the downstairs interior walls will require some attention, as they are flaking a bit .
The garden area is small and has been designed to minimise maintenance (so you don’t have to spend your entire holiday gardening!), whilst retaining charm and character. Both front and back gardens are laid to gravel, with a box hedge and mature apple trees (two ‘eaters’, one ‘cooker’ and one cider apple tree) at the front. The rear garden is bordered by a hypericum hedge, with hydrangeas and other shrubs planted through. To the side of the house is a very large patio area; originally there was a big wooden shed built over this concrete apron, so there could be the possibility of extending the property to this side if required (although this has not been explored). There are also hazel trees which provide a good crop each year. In addition there is a well in the grounds, with a low square stone surround.
In summary, in terms of land, the house has a triangular garden area at the back, a small area to the front and a large patio and drive to the side, The estate agency calculated the 'surface terrain', which I think refers to the entire plot size, to be 275 metres squared.
The little village of Kergloff is quiet and has a well-stocked shop, a school, a church and a small bar. The market town of Carhaix is close by and offers a wide variety of supermarkets, restaurants and shops as well as a cinema, together with many leisure activities. In addition to swimming, tennis and golf, the town’s location makes it the perfect base for outdoor pursuits such as mountain biking, horse riding, walking and many others. There are a huge range of marked trails and paths, from leisurely post-lunch strolls to strenuous mountain hikes. Culturally Carhaix is one of the most traditional places in Brittany, where the Breton culture still lives on. There are frequent Breton festivals throughout the summer to enjoy, as well as a Jazz Festival which occurs on the banks of the River Aulne. The Les Vieilles Chaurres Festival at the end of July is a must for contemporary music lovers too.
