Lovely 3 bedroom property on half an acre of land with a small stream passing through the garden. Superb location for anyone looking for a quiet place but with all commodities nearby.

Our property is located in the heart of the Limousin in the department of La Creuse. The Limousin is a very rural area with many beautiful lakes and forests and gentle rolling countryside, and is still referred to as ‘Forgotten France‘. The house is close to many places of interest and only a 90 minute drive from the Massif Central where great skiing can be found.

The house itself is detached and sits within 2.170m2 of land. It provides wonderful peace and quiet because of the land that accompanies it, as well as the surrounding fields, but has the village of Mainsat just a 5 minute walk away. Mainsat boasts 2 bakers, a butcher, a corner shop, hairdresser and post-office, as well as a restaurant, bar and a doctors surgery with an English speaking doctor. The village is small and typically French, and also has a chateau and large church as well.

The house is fully renovated inside , and we have taken all the rooms back to their original oak beams. All the windows are new and double glazed. There are 3 bedrooms, one of which has an en-suite shower room. The house is made of stone which we have exposed in the hall way, however, the outside walls of the house have been rendered, as we have a beautiful little stream which runs through our property and against the back wall of the house. The living area has a wonderful spacious feel with old oak ’A’ beams reaching to the very top of the roof. There is also a powerful log burner, making it very cosy in the winter months.

Below the first floor of the house and at ground level is the cellar, which doubles up as a boiler room and wash house. There is also a barn which we are using as a garage, and a large workshop and outbuilding where we store wood and garden stuff.

The garden has established plants, shrubs and fruit trees, and along with the adjoining field is well maintained.

The house has been lovingly renovated, but for anyone interested in taking on a small ‘project’ there is definite potential to turn the barn into a gite, or perhaps part of the cellar space into a games room.
