Set within small traditional hillside village, the villa is within walking distance of the Supermarket, bakery, tavernas, sea, village church and square. Surrounded by orange and lemon groves and vineyards, the area is known as “The Garden of Zakynthos” because of its fertility.

The accommodation at the villa is light and airy and appears surprisingly spacious. The villa is suitable for permanent residence if required. The open plan living area leads out through terrace doors onto a covered dining area which in turn overlooks the pool, garden and hillside and out to sea. The garden has orange, lemon and pomegranate trees and grapevines, flowers and vegetable bed. The air surrounding the villa is infused by the heady scent of the vigorous jasmine plants clambering over the terrace pergola, bougainvillea, wisteria, roses and oleander. The garden provides paved sun terraces, stone walls, shady vine covered pergolas and quaint semi-circular vine covered garden store. The garden has lovely views over the surrounding hillsides, across the valley and out to the sea. On clear days it is possible to see the island of Kefalonia and even the mountains of the Peloponese on the mainland.

The villa is single storey and suitable for those with limited mobility. It could easily be adapted for use with a wheelchair as there are minimal steps surrounding the propoerty. A bougainvillea clad carport provides shade for your car and there is paved space for a further 2 -3 cars by the entrance gate

Despite the convenience of being approximately 20 minutes drive from the main town of Zakynthos, with airport and ferry port, Villa Jasmine is a tranquil retreat. The village stretches from a small harbour and beaches, through olive and orange groves uphill to the church and square. There is a local Supermarket which also sells gifts and household goods, and has a cash machine outside. A taverna, bakery. and garage are also near the Supermarket. A few further tavernas and an occasional shop are to be discovered near the many small bays dotted near the small winding coastal back roads between Tsivili, Amboula and Alykanes and Alykes.

There are several beautiful unspoilt sandy beaches within a five minute drive of the villa and the popular tourist resorts of Tsillivi and Alykanas within 10 minutes or so drive and Zakynthos town and Airport 20 minutes. The rest of the island is easily explored by road and/or boat. The village has its own small harbour and sandy beaches, including a Blue Flag beach and the village has all essential facilities clustered where the small coast road disects the village approximately mid way to the beaches. Every essential need is reachable on foot, but the less energetic may require some form of transport as the villa is situated almost at the top of the hill with lovely views.

The villa windows and doors are all double glazed and meet insurance security standards for door and window locks, shutters and electric roller blinds and all windows have roller blind fly screens. There is a large water storage tank hidden under the terrace to keep the villa supplied with water on occasions when the mains supply is inadequate. The pool is fully tiled and has a filtration system and has been well maintained.

We had the villa built for our own private use and it was completed 8 yrs ago and has been well maintained throughout and tended with love. It has only been used an average of 4 months each year since completionand we now must, reluctantly, place it for sale. The villa is fully furnished and has a very well equipped kitchen kitchen and extensive store of quality bedlinen and towels, clean, British, comfortable, mattresses and beds and an Ikea corner sofa and dining table and chairs, etc. All these items can be included in the sale and further details will be provided on request. . The villa can be ready therefore to take up immediate residence once purchased if wished.

Viewings can be arranged between now and 19th September this year by agreement. If still available next summer further viewings can be arranged from May.

There are many beautiful places to explore on this lovely green island including the famous blue caves and the iconic shipwreck cove are easily reached by road or frequent boat trips from many parts of the island. The young crowd head for the busy resort of Laganas with its frenetic nightlife, those prefering a more low key nightlife will head for Tsilivi or Alikanas. There are many beautiful, peaceful, unpublicised treasures tucked away on Zakynthos island and away from the crowds.


Kypseli is a charming traditional Greek village and we have been welcomed by the villagers and greatly enjoyed invitations to local and family celebrations, etc. The villagers have been warm, welcoming and hospitable and we are very sorry to have to sell our beautiful holiday paradise.
