A comfortable and stylish detached three bedroom house in a privileged location on the edge of the historic city of Tortosa, sheltered by the castle ramparts. The house is set in green surroundings just 10 minutes’ walk from the city centre and from the Suda Castle, now a Parador Hotel. Access by car is easy and interesting, passing through three arches of the old town fortifications before climbing less than half a kilometre up the Pujada (meaning steep in Catalan) de Sant Josep de la Muntanya to arrive. The house is on the steep side of a valley, with the old market gardens and orchards of the town (still used but somewhat overgrown) below. It is south facing, with views of the els Ports mountains to the west and the Coll de l’Alba (col of the dawn) to the east.

The house stands on a small, well planted, organised and easily maintained plot of 325 square metres. There is hard-standing for one car and this leads round to the main balcony, which runs for the whole length of the lounge and dining room and can also be accessed from the kitchen. Steps lead down to a lower garden which is planted mainly to succulents and cactus. There is an odd but very useful two-storey shed. Within the front patio garden there is a store which houses the power-shower tank and pump and a summer splash pool adapted from an irrigation tank. The property is entirely enclosed by walls and fences.

Returning to the house, the main door leads immediately into the lounge area (6mx4.2m), divided by the central stairs from the dining area (4.4mx3.8m). The kitchen (4.5mx2.8m) is separate and there is a wc off the kitchen, with a large storage cupboard. Both the lounge and dining areas have highly efficient aircon units, which provide both heating and cooling and the former also has a small wood burning stove, for cosy winter evenings. Upstairs, the master bedroom suite is self-contained, with dressing room, bathroom and balcony. The other two bedrooms share a shower room and a balcony. The master bedroom and one other have aircon units for heating and cooling. The house is light, airy and about 2/3 double-glazed. Water heating is by electric immersion heater and there are the usual mains services – water, electricity, phone (inc broadband wifi) and natural gas (new) – except sewage, for which there is a septic tank.

Tortosa is an ancient and fascinating city now being renovated by degrees to save and make the best of its many architectural treasures. Substantial works have been carried out over the last decade and are continuing. It has a wonderful old market hall on the bank of the River Ebro and is well supplied with good restaurants and tapas bars.

The town is surrounded by olive and orange plantations, the latter being wonderful for winter colour under blue skies. Moving further out there are two Parcs Natural. One being the els Ports mountains and the other the delta of the River Ebro. For the mountains check the Cicerone guide website (www.cicerone.co.uk) for ‘Mountain Walking in Southern Catalunya’ and the delta is a famous wetland habitat, much visited by birdwatchers (and lovers of seafood). The nearest good beaches (several choices) are about 30 minutes’ drive away. There is also a choice of three airports (Reus, Castellon and Barcelona), a railway station in the town and good bus services – including one direct to Barcelona airport.
