Enjoy the best of both worlds in your holiday home or on a more permanent basis with this 'lock up and leave' home located in the gorgeous hidden gem of a town that is Archidona in the geographical and cultural heart of inland Andalucia.

The town boasts every amenity, great bars and restaurants, contemporary art spaces, cultural activities, traditional ferias, country fairs and Easter parades, yet is nestled within a peaceful natural environment of valleys, forests, rivers, olive groves, rich farmland and majestic sierras. The property and the location provide all the security and perks of town life with nature, fabulous walks and outdoor activities right on your doorstep. The cities of Malaga, Granada, Cordoba and Sevilla are all within easy reach and you can be checking in at the airport or sunning yourself on the beach after only a 40 minute drive.

This elegant, high-ceilinged, townhouse provides bags of charm, character, light and space. In addition to four double bedrooms, two bathrooms, large dressing room, three reception rooms, a lovely shady patio and a fantastic rooftop sun terrace with great views and a very private plunge pool, Casa Noleva offers: generous distribution spaces, a separate laundry room, covered wood store, further storage areas, a small cave wine cellar, a generously equipped modern kitchen with a range cooker, quality appliances and a walk in larder.

Useful earning potential is provided by an independent and separately accessed fully licensed space for home working and receiving clients. Currently used as a dog grooming parlour, it's water supply means it would also be perfect for a hairdressers, beauty salon, florist or equally an office or shop. If not required, this space can be quickly and easily reincorporated into the house to form another reception or dining room.

A fixed telephone line, reliable broadband internet and satellite TV with Sky dish and UKTV capability mean contact with friends and family back home, plus all your favourite TV programmes, are at your fingertips.

Casa Noleva is situated on a quiet, wide street with ample free parking and accessed up a few steps to a pretty front terrace set back from the pavement below, yet it is only a five minute walk from the historic Plaza Ochavada with its lively bars and restaurants.

Double exterior doors lead into an outer hallway which forms access to both the main house and the small independent salon/shop/office space. Through a further set of double doors you arrive in the generously proportioned central dining hall cum library/office.

The hall leads through another set of double doors into a stylishly decorated sitting room with an efficient log burning stove for winter and views out to the flower-filled, shady patio with its built in day bed - perfect for a siesta on hot, drowsy summer afternoons.

These spaces flow on to connect to the kitchen and also to the laundry room, downstairs cloakroom with shower and other utility spaces and storage areas leading off from the patio. All main ground floor areas are on one level and boast the traditional Archidonese champagne-coloured stone terrazzo tiles throughout for continuity and flow.

The fully fitted kitchen is a cooks dream. It has ample storage units, black granite work tops, a Smeg stainless steel range cooker with large electric oven, five gas burners and a plancha, new silver-finished dishwasher and quiet, efficient fridge freezer. The large open fireplace was originally used for cooking but is now merely decorative. However, the walk-in, fully fitted cold larder with floor to ceiling storage is highly practical for both the climate and for cooks.

The laundry room also has fitted shelving for linen storage, a washing machine, dryer and belfast-style sink for hand washing. Leading off this space is the fully tiled downstairs cloakroom with toilet, basin and shower plus a small wine cellar/cave (currently used as a toolshed). The covered log store is accessed up some steps to the rear of the patio.

Back to the central hall, a marble staircase with wrought iron balustrades leads up to the spacious landing on the upper floor with original wall press. Leading off this you will find the large, light master bedroom, with its two sets of French windows opening onto juliette balconies, plus a tranquil second double bedroom with beamed ceilings and French windows overlooking the rear patio. Traditional red terracotta tiles are laid throughout.

A further rectangular hallway serves as a dressing room with beamed ceiling and a wall of fitted wardrobes, leading to the family bathroom overlooking the rear patio. The bathroom has a bath with shower, toilet, large glass basin with storage underneath and a mirrored bathroom cabinet.

Up a few steps is the third double bedroom, currently unreformed and used as a storeroom. This is large enough to have an ensuite shower room installed and a budget of €5,000 would achieve a lovely, spacious en-suite bedroom with a good quality finish. This could be arranged and executed prior to completion, if required.

Finally you reach a fabulously large split-level area which spans the whole width of the house. It has a high pitched roof finished in traditional terracotta tiles, a rough hewn floor and large French windows to the terrace. The space is currently divided into a terrace-facing summer lounge and the fourth, generously proportioned bedroom with an under-eaves storage room.

The large south and west facing roof terrace gets sun all day long and has views over the village to the agricultural plains and of the hermitage on the high Sierra de la Gracia (a challenging walk!). It provides a sunbathing/seated lounging area and a covered dining area, plus that all- important and very rare treat in a townhouse, a very private fully tiled plunge pool with inbuilt seating bench and a gentle, salt chlorine filter system. A forceful jet pump means you can swim against the flow, although serious swimmers will want to head to the huge and beautifully kept open-air municipal pool just a 5 minute walk away.

This fantastic, quality residence is sold freehold and with full legal title deeds. It is chain-free, un-mortgaged and free of all charges. A deposit of 10% into an escrow account is required to secure the property but the timescale is flexible and a long completion date can be agreed, if required. The English owners (a lawyer and an ex museum manager) are regretfully selling after many happy years because business and family matters now require a move to Northern Spain.
