The barn was sympathetically converted in 2007 and is situated on the village green of a pretty traditional village in the Lot. The nearest town is Gramat, which is about 10 mins by car. Gramat is located at the most northern tip of the Lot department bordering the Dordogne, it is a thriving market town with a twice weekly market, extensive range of shops, restaurants and a large supermarket. The Dordogne river is only 15 minutes away by car and offers a beautiful spot to swim, fish, canoe and generally enjoy French life.

The barn is a traditional construction with limestone walls, oak frame and terracotta roof. The barn has been carefully converted, maintaining its character features. It is double glazed throughout using oak framed windows, with radiators in all rooms.

First floor
The barn is entered at first floor level which takes you straight into an open plan living area of c100m2. The room is full of character with vaulted ceilings and original beams. The floor throughout is solid chestnut. There is a handmade made shaker style kitchen, with Belfast sink and solid oak worktops. There is a dual fuel (electric & gas) black Range Master 6 burner range and integrated Smeg dishwasher. A very large walk in cupboard provides a utility and excellent storage space. Above the kitchen area is a mezzanine area which could either provide either living space or an additional bedroom. Plumbing has also been taken to this area for the easy installation of an additional bathroom if desired.

Ground floor
A half turn solid wood staircase leads down to the ground floor. The ground floor is tiled throughout in handmade terracotta tiles from Toulouse. There are three very large bedrooms, all of which benefit from French doors which lead straight out into the garden. All ceilings are heavily beamed. The Master Bedroom has a large en-suite with walk-in shower, basin, toilet and heated towel rail. The family bathroom is also large, it has a separate walk-in shower, freestanding roll top bath, basin, toilet and heated towel rail and French doors which lead into the garden.

Outside
The barn occupies a lovely position, sitting in the heart of the village on the green in a 2 acre plot. The barn is bordered by a combination of dry stone wall, fruit trees and two entrances with 5 bar gates. It has its own mature walnut orchard, which provides a shady spot to enjoy the garden in the heat of the summer.

Tourist Attractions & Leisure Pursuits
The immediate area around the barn is typified by beautiful rolling countryside and limestone villages, it’s perfect for walking and cycling. Rocamadour is about 15 mins drive away, this is a stunning medieval village carved into the side of a gorge. Due to the limestone landscape there are many caves / grottes close by, most impressive is Gouffre de Padirac – take a gondola through the spectacular huge underground cave with river running through. There are a number of water parks nearby and a range of attractions for residents or guests if you are seeking a property for holiday let purposes.
