We are reluctantly offering for sale a 3 bedroom house with gardens and small vineyard near Ponte de Lima in the area known as the Minho in northern Portugal. We are offering it at a very attractive price. The actual conveyancing of the sale will be carried out by ERA estate agents in Ponte de Lima who have an English speaking sales agent.

The house is a 1970s Portuguese ‘tiled’ house set in 3893 sq metres (approx. one acre) of land which is currently made up of:

A substantial mature garden with large lawned areas and many temperate and sub-tropical trees and shrubs including bougainvilla, olives, large mature camellias – hence the name – palms, ornamental bananas, nispero, rhododendrons, azaleas, magnolias and flower beds

An orchard and vegetable plot (with pear trees, oranges, persimmon, satsumas, apples, kiwi fruit, lemons, peaches) all of which produce good quality fruit.

A small vineyard which produces 2 to 3000 litres of red wine each year and a few hundred litres of white. The wine is Portuguese Vinho Verde. It is sold to local bars.
One of the most valuable features of the land is that it has a spring that flows into a large and rather beautiful granite pond which is invaluable for cultivation. The land is maintained by neighbours who keep it in good heart.

The House
On the upper floor there are three double bedrooms, a large sitting/dining room with surrounding balcony, a fitted kitchen (1970’s style), tiled bathroom and a separate tiled wc. There is parquet throughout the upper floor except in the bathrooms. The master bedroom is wallpapered, the remaining rooms are painted in light colours. Ceilings are high as in all local houses. All windows are aluminium framed and in the sitting/dining room include sliding glass double-glazed French windows which lead on to the balcony.
The windows have exterior blinds which are particularly useful in summer and also for security purposes when the house is left empty.
The ground floor is very spacious with one single bedroom but with space for more bedrooms if required. These areas are currently used for storage and as a painting studio. There is also an adega which is where the wine-making equipment and the wine itself is stored. Another small room leads off the adega and has in the past been used as a summer kitchen.
The property has a septic tank but could be connected to mains sewerage at any I. It has mains water, mains electricity and uses Butane bottled gas for winter heating, cooking and hot water.
Since buying the house we have redecorated, as in the photos, but now it is in need of redoing. We have bought a new washing machine (which will be included) and have replaced some internal plumbing. Apart from this, we have decided to retain the original and quite unique character of the house.


The Area
The name Fontainhas means ‘the area of the little springs’. It is a very rich and picturesque part of the Lima river valley, intensively cultivated largely by hand in
fruit, vines, maize and vegetables. Winters are mild, frosts are rare, the spring is usually warm with plenty of sunshine. The rainy season is the winter extending into the spring, but spring does come very early with spring flowers from early February. Summers are almost always hot and dry.

Ponte de Lima, a beautifully conserved medieval town with granite towers and walls is 7 kilometres away and is reputedly the oldest town in Portugal. It is very popular with Portuguese day-trippers who lunch in the traditional eateries and stroll along the banks of the River Lima and admire the ornamental gardens. It is a really delightful place.
We have had occasion to use the local doctors, the hospital and dentist and have found the care given to be exemplary.
The coast is about 20 kms away to the West with extensive beaches and the tourist resort of Viana do Castelo.
Motorway access is a 20 minute drive from the house and Porto Airport is an easy hour and a quarter by car.
The property can be used purely as a holiday home, as we are doing now, or it can be enjoyed year round, as we have done in the past. It is easily maintained and the costs of upkeep are remarkably low.

The property has enormous potential - it is wonderful place for gardeners, sunshine lovers, culture vultures, people who just like to 'be' in such a beautiful place.
